Lead Generation · Signals
Reach them at the moment the need appears.
Not a bought list. Every lead here starts as a public record with a date on it: something happened this week that means this business is about to need money, or services, or both.
Why timing beats volume
A list tells you who exists. A signal tells you when to call
Anyone can sell you ten thousand names. The problem with a list is that it has no clock: those businesses may need you next year, or never, and you have no way to tell which.
A signal is different. A consent granted, a facility running out, a licence issued. The need is dated, it is recent, and in most cases nobody has contacted them about it yet.
What we watch
Three signals, three different buyers
Multi-Unit Developments
A freshly granted consent for two or more units, UK-wide. The scheme is now real and the funding conversation is imminent.
For development finance brokers, lenders, contractors and suppliers.
Development Finance
Developers whose existing facility is coming to an end. A refinance or an exit is needed, and there is a deadline attached to it.
For bridging lenders and exit or refinance brokers.
Hospitality
Newly licensed London venues, before they open. Every supplier decision is still unmade, which is the one window where switching costs nothing.
For EPOS, drinks, insurance, fit-out, staffing and payments.
What arrives
What you actually get per lead
The record, not a rumour
The address, the type of scheme or venue, the date, the council or authority, and a link to the public record it came from, so you can see it for yourself before you pick up the phone.
A way in
Where a contact route can be established and verified, you get it. Where it cannot, you get the postal route and we say so plainly rather than padding the file.
A score, and why
Every lead is ranked by how fresh the signal is, the size of the opportunity, and how reachable the owner is, with the reasoning shown rather than hidden behind a number.
A board you own
It all lands in a dashboard that is yours: filter it, work it, mark what you have contacted, and export it into whatever CRM you already run.
Honestly
What we will not pretend
Not every lead comes with a direct email and a mobile number. Many of these businesses are single-purpose companies with no website and no switchboard. Where that is the case the board tells you, and the reliable route is post.
We would rather show you a smaller number of contactable leads than a bigger number you cannot act on. A board judged on its row count is easy to build and worth very little.
We also check what we are allowed to sell. Where a data licence prohibits marketing or resale, that source does not become a board, however commercially attractive it looks.
Lawful basis
Built to survive a compliance question
Prospecting from public records is legitimate, and it is also regulated. We hold a legitimate interests assessment, an Article 30 record of processing, a published Article 14 privacy notice for people whose data we obtain from public sources, and a data-sharing agreement for partners.
If your compliance officer asks where the data came from and on what basis you are contacting someone, there is a documented answer. Read the privacy notice.
